Costs to set up a new vacation rental vary depending on what is required to get the property guest-ready. Properties need to be clean before guests arrive, so an initial deep clean is often necessary. Properties also need to have furniture, supplies, linens, consumables, and great photography. Although there are a few costs to get started, we are able to produce remarkable revenue almost immediately. Many of our hosts enjoy a profit their very first month working with us!

We work with many clients who have just purchased a property that is vacant when they first partner with us. We can transform an empty property into a highly profitable short-term vacation rental quickly and cost-effectively. We have amazing interior designers, cleaners, photographers, and a restocking team to help prepare your property for the first booking.

No problem at all! We have clients who travel all over the world and know their properties are in good hands while they’re gone. If something comes up while you are away, you can be confident that our team will handle it. We’ll keep you in the loop and make sure your guests, property, and revenue are taken care of.

Absolutely! Our clients  use their properties for personal use as much as they’d like. Just inform your Client Success Manager about any dates you would like to use your property, and we’ll block off those dates from guest use.

Our clients receive a monthly statement with detailed information about rentals, cleans, and expenses. We can either send a free ACH payment directly to your bank account or mail a physical check.

This varies depending on your property. As soon as your property is guest-ready, guests are typically right around the corner. We’ve had guests book properties the same day they became guest-ready!

Our in-house cleaning team comes to your property as soon as a guest checks out. They do a walk-through to make sure everything is where it is supposed to be and to check for damages, then they meticulously clean your property for the next guests.

If anything is damaged, we first address the issue and repair or replace whatever is needed before the next guest arrives. Then we reach out to the guest and seek reimbursement from them (we collect a damage deposit for this reason). More often than not, the guest will pay for any damages that took place. If the issue advances, we then communicate with the booking platform to receive reimbursement.  Although it’s almost never used, we also require our clients to carry a short-term rental insurance policy and we add your property to our $1,000,000 insurance policy. No matter what happens, you can rest easy knowing that the issue will be handled securely and responsibly.

Getting your short-term rental license is easy and only takes a few minutes.

First, you’ll get your Lodgers Tax ID  ($50 every two years.)

We make short-term rental taxes easy for our clients. You’ll see any tax liability on your monthly statement. Many taxes are automatically paid on your behalf.
